Furnished Apartment Lease Template Compliant with Saudi Law

Praise be to God, and peace and blessings be upon the Messenger of God. To proceed: this contract was agreed on / / AH, corresponding to / / AD, between: First Party: Mr/Ms ................, National ID/Iqama no.: ............, expiry date: / / AH, national address: ................, city: ......., mobile: ......., hereinafter referred to as the “Landlord”. Second Party: Mr/Ms ................, National ID/Iqama no.: ............, expiry date: / / AH, national address: ................, city: ......., mobile: ......., hereinafter referred to as the “Tenant”. Under this contract, the First Party has leased to the Second Party: Description of the leased property: A furnished residential apartment no. (....), floor (....), in the building located on ........ Street, ........ District, in the city of ........, consisting of (....) bedroom(s), (....) living room(s), (....) bathroom(s) and a kitchen, with an approximate area of (....) m², to be used as a private residence only. Furniture and contents: The leased property is handed over fully furnished in accordance with the inventory of contents attached below, which is signed by both parties and forms an integral part of this contract. The Tenant has inspected the contents and accepted them in the condition described. Term of the contract: This lease is concluded for a period of (.......) starting on / / AH and ending on / / AH. If both parties wish to renew, a new contract shall be signed. Rent:

• Rent: (.........) Saudi riyals per (month / year).
• Rent is payable in advance every (.......) against receipts signed by the Landlord or the Landlord’s representative.

Services and bills:

• Electricity, water and gas bills: (included in the rent / payable by the Tenant) — the option is to be specified on signing.
• Internet service and shared service charges: (included in the rent / payable by the Tenant).
• Where bills are included, the Tenant shall keep to normal consumption and shall bear any amount above a limit of (.........) Saudi riyals per month.

Security deposit:

• A refundable deposit of (.........) Saudi riyals is payable on signing the contract.
• The deposit shall be refunded within (.......) days of vacating the leased property, after deducting the value of any contents lost or damaged according to the inventory of contents and the value of any unpaid bills (if any).

Mutual obligations:

1. Landlord’s obligations:
   • To hand over the leased property and its contents in a usable condition matching the inventory of contents.
   • To repair damage resulting from normal use or natural causes.
   • To repair or replace appliances that break down for a reason not attributable to the Tenant’s fault, within a reasonable time of being notified.
2. Tenant’s obligations:
   • To take care of the leased property and its contents and use them in the ordinary way.
   • Not to remove any of the contents from the leased property or replace them without the Landlord’s written consent.
   • To notify the Landlord in writing of any fault or damage within (.......) days of its occurrence.
   • Not to make substantial alterations without the Landlord’s written consent.
   • To hand back the leased property and its contents in good condition at the end of the contract, allowing for normal wear and tear.

Additional terms:

• The Tenant bears any fees or taxes arising from the use of the leased property.
• The Tenant may not sublet the leased property to others or assign the contract without the Landlord’s written consent.
• The number of occupants of the apartment shall not exceed (.......) persons, unless the Landlord agrees otherwise in writing.

Dispute resolution: In the event of a dispute, it shall be settled amicably between the parties; if no agreement is reached, the matter shall be referred to the competent courts in the Kingdom of Saudi Arabia, in accordance with the laws of the Kingdom and in particular the Civil Transactions Law.
